When real estate is foreclosed in Morris County it is the Morris County Sheriff's responsibility to coordinate the sale of the property to try and recover the judgement awarded to the plaintiff in the foreclosure proceedings.

What is the minimum bid at the foreclosure auction?
Bidding starts at $100 which is made by the attorney for the foreclosing party (usually the bank that created the mortgage). At the start of the auction the attorney will announce their upset price which is the amount they will counter bid up to.
What is the bid increment at the foreclosure auction?
The minimum bid increment is $100.
When do I have to pay if I win the auction?
At the time of the sale a 20% deposit is required.
When is the remaining balance due?
The remainder of the balance is due within 30 days after the sale. Interest is charged on the balance due beginning on the eleventh day after the sale.
How can I pay my winning bid?
Cash, certified check or cashier's check only
What is the redemption period is Morris County NJ?
The redemption period ends 10 after the end of the auction.
Will I own the home if I am the winning bidder?
The legal owner of the property remains the defendant in the foreclosure (the original owner) until the Sheriff's deed is issued. The Sheriff's Deed is issued when full payment of the winning bid is made. You will need to file the Sheriff's Deed with the County Clerk when received.
NJ allows the defendant in the foreclosure a right of redemption. They have up to 10 after the auction to pay off the foreclosure judgement and any other taxes, fees, or liens that apply and be able to retain ownership in the property. If this occurs the winning bidder at auction is refunded their deposit.
The property may also still have some liens attached to it that need to be resolved. You should perform a title search to see if there are any outstanding liens and if they will still be valid after the foreclosure auction.
